This is also a simple one.

With the Rockets about to trade Wall, they are likely to get young assets in return. With the exit of Wall and most likely Eric Gordon next, it will free up playing time for all of Houston's young talent. They have big men like Christian Wood, Alperen Sengun, Usman Garuba and more. Having Theis there to limit their minutes will limit their development. Therefore, they trade Theis to Sacramento for unproven young talent.

For Sactown, this trade is very simple. They get Theis, as a backup C, since they lost Len in the first trade of this series.
