I believe this trade is beneficial for both teams.

Grizzlies win because they get a great backup stretch 4/5 shotblocker in Chris Boucher on a friendly contract for the 27th pick + sal filler. Boucher could also be good insurance policy to start in playoff matchups when needed if JJJ is injured.

Raptors win because they are not contending and it makes no sense to hold on to a 29 year old role player when you can't even make the playoffs. The late first gives them good return value as well as the salary filler being an expiring contract, so you can clear 10M off the books next year to help resign fred+trent.
